If you host in Dubai, you clean on two clocks. One is the gap between one guest’s check out and the next guest’s check in. The other is the slow build up that no turnover reaches: grease in the hood filter, a grey line in the shower grout, a sofa that looks fine and smells tired. Most hosts mix the two up, and either pay for deep cleans they do not need or keep doing turnovers on a property that needed a reset weeks ago. This checklist separates them and tells you when to switch.
What is the difference between a turnover and a deep clean?
A turnover gets the property ready for the next guest. A deep clean resets the property itself. The first is about what a guest sees in the first few minutes, the second about what decides your reviews over a season.
| Turnover | Deep clean | |
|---|---|---|
| When | After every check out | Before the season, after a vacancy, when triggers appear |
| Time window | The hours between two guests | A free day, ideally a blocked night |
| Goal | Next guest arrives to a clean, stocked home | The property returns to its handover standard |
| Covers | Beds and linen, bathrooms, kitchen surfaces, floors, rubbish, restocking, a visual check | Inside oven, fridge and cupboards, grout, hood filters, window tracks, upholstery, mattresses, AC grilles, behind and under furniture |
| Wet work on textiles | Spot treatment only | Sofas, mattresses and carpets, with time to dry |
| Who usually does it | Your housekeeper or a turnover crew | A deep cleaning team with machines |
Some tasks belong to neither. Linen supply, restocking, key handover, maintenance repairs and pest control are operations, not cleaning. Pest control in Dubai needs a licensed firm, and an AC that drips because of a broken part needs an AC contractor.
What does DET require for holiday home cleaning?
A permit, yes. Published cleaning criteria, we could not find. Holiday homes in Dubai operate under Decree No. 41 of 2013 and Administrative Resolution No. 1 of 2020 with a permit from the Department of Economy and Tourism1. We have not found a DET document that sets a cleaning standard, for example a professional clean after every guest, so we do not claim one.
Your practical standard comes from three places: the terms of your permit, the rules of the platforms you list on, and your own reviews. The market is large enough that guests compare: Dubai welcomed 19.59 million international overnight visitors in 2025, according to DET figures2. Keep a simple log of turnovers and deep cleans. It helps with guest complaints and with any question from the building.
Why is October the moment for a deep clean?
Because the property has just come through the dustiest and quietest months, and the busiest ones are ahead. Occupancy for Dubai holiday rentals fell to 37 to 39 percent from June to August and peaked at 64 percent in December, in market data from PriceLabs for June 2024 to May 20253.
The summer also leaves more behind than most hosts expect. In our own monthly averages from the Copernicus atmospheric reanalysis, airborne PM10 in Dubai reached 170.8 µg/m³ in July and 178.2 µg/m³ in August, against 60.6 µg/m³ in November4. A property that sat half empty with the balcony door opened for viewings or guests has collected that load on every ledge, track and sofa.
Humidity has not quite finished either. In ten years of hourly data, the outdoor dew point in Dubai was at or above 24 °C in 24 percent of October hours, against 1 percent in November5. A flat with the AC set high or switched off during a vacancy can come back musty, and our guide to a musty smell in a Dubai apartment helps you find the source before the first guest does.
When does a holiday home need a deep clean instead of another turnover?
When the turnover stops being enough, which you can see before guests write it in a review. We would rather give you the logic than a number of weeks, because a studio with back to back two night stays and a villa booked for a few long stays a year age very differently.
Book a deep clean when one of these applies:
- Season boundaries. Before the winter season, and after any vacancy of several weeks.
- Turnovers getting longer. If your crew needs more time each month for the same flat, dirt is building up in places a turnover does not reach.
- Review signals. Any mention of smell, dust, hair, sticky surfaces or stains, even in a positive review.
- Visible build up. Dark grout lines, grease on the hood filter, marks on sofa arms, dust on AC grilles, sand in window tracks.
- After heavy use. A long family stay, a group booking, a stay with pets, building work nearby.
The useful habit is to count stays and nights since the last deep clean, note the date of every trigger, and set your own threshold after one season. That number will be more accurate for your property than any rule of thumb.
What should a host’s checklist cover, room by room?
Split every room into two columns: what the turnover crew does every time, and what the deep clean covers. If a task keeps appearing in the turnover column but never gets done properly in the time available, move it to the deep clean.
| Room | Every turnover | Deep clean |
|---|---|---|
| Entrance and living | Floors, surfaces, cushions straightened, remote controls and switches wiped, check sofa for marks | Sofa and rug cleaned, skirting, door frames, light fittings, behind and under furniture |
| Kitchen | Hob, worktops, sink, microwave inside, dishwasher emptied, fridge checked and wiped, bins | Oven and fridge inside, hood filters degreased, cupboards emptied and wiped, behind appliances, tiles and grout |
| Bathrooms | Toilet, basin, shower, glass, mirrors, floor, towels, amenities | Limescale on taps and glass, grout and silicone edges, extractor fan grille, drains cleaned out |
| Bedrooms | Linen changed, floors, surfaces, wardrobe checked for left items | Mattresses, headboards, wardrobe inside, curtains, under the bed |
| Balcony and terrace | Swept, furniture wiped, ashtrays and bins | Glass balustrade, door tracks, outdoor furniture washed, floor scrubbed |
| AC and air | Filter checked for visible dust, grilles wiped | Grilles removed and washed, coil, tray and drain cleaned by an AC technician |
For the air conditioning, the only local reference with intervals is Dubai Municipality’s indoor air guideline, which advises cleaning condensate trays at least every month and coils at least every six months6. In a holiday home that runs the AC around the clock for guests, put the tray on your maintenance calendar. Our AC cleaning in Dubai page explains what that visit covers.
How do you set a photo standard for turnovers?
Take reference photos of every room straight after a deep clean, from fixed angles, and give them to whoever does your turnovers. The crew then photographs the same angles before leaving. You compare the two without travelling to the property.
Keep it short: a photo of each room from the door, plus close ups of the places guests notice first, such as the shower glass, the hob, the sofa and the bed. Timestamped photos at check out are also your evidence if a guest leaves damage. This is a routine you set up for your own team, and it works with any cleaning provider.
How do you schedule cleaning around check in and check out?
Put dry work in the turnover and wet work on a blocked night. Extracted sofas, mattresses and carpets hold moisture for hours, and in the humid months longer, so a same day turnover is the wrong slot for them. Treat spills straight away instead: Dubai Municipality advises cleaning and drying liquid spills on porous surfaces such as carpet within 24 hours6.
For a deep clean, block one night if you can. It gives the team a full day, the upholstery time to dry and you a buffer if the building is slow with access. In towers, book the service lift and arrange any NOC from building management before the day, and tell the team where to park. A deep clean that starts late because of the lift ends up rushed in exactly the places you booked it for.
What can a cleaning company take off your hands, and what not?
A cleaning company can take over the reset between guests when you need one, the seasonal home deep cleaning in Dubai, and the upholstery work that no turnover crew should attempt in a few hours, such as sofa cleaning. It cannot replace your operations: guest communication, linen supply, restocking, keys and repairs stay with you or your property manager.
When you compare providers, ask the same questions you would ask for your own home, and add one: what happens if a guest checks in and finds something missed. Our guide on how to choose a cleaning company in Dubai has the full list. For what a reset actually covers, see what a home deep clean includes.
