Villa deep cleaning · Dubai
A villa is not a large apartment. It has several AC units or a ducted system, stairs, a maid’s room, a garage, glass sliding doors and a terrace that collects a summer of dust. We plan the team for the whole house, bring our own AC technician, and agree one fixed price with you before we start.
Free and without obligation. No extra charges on the day.

Villa deep cleaning in Dubai covers the whole property in one planned visit: every floor and staircase, kitchen, bathrooms, maid’s room, garage, glass sliding doors, the terrace and outdoor surfaces, plus every AC unit or the ducted system. We size the team to the house so it fits into one day, and the price is fixed before we start.
Four things: height, air conditioning, outside space and the rooms nobody sees. A villa has stairs, double height ceilings and balustrades. It usually has several split units or a ducted system instead of one or two wall units. It has a terrace, a garden edge and often a pool surround that take the full summer dust. And it has a maid’s room, a laundry, a garage and storage rooms that an apartment simply does not have.
That changes the planning more than the cleaning. A villa job fails when the team is sized like an apartment job, or when the AC is booked with another company on another day. Then the house is cleaned twice and still not finished.
Villas are a minority of homes in Dubai, which is why many cleaning offers are written for apartments and stretched to fit. We would rather plan the house as what it is.
Everything inside the house, the outdoor hard surfaces and the air conditioning, agreed with you in writing before we start. The table shows what that means in each part of a villa. Not every villa has every area, and you can leave out what you do not need.
| Area | What we clean | Worth knowing |
|---|---|---|
| Entrance, stairs, landings | Steps, risers, handrails, balustrades, glass panels, skirting | Stairs are hand work, step by step, top down |
| Living and dining | Surfaces, light fittings, ceiling fans, sofas and rugs if booked | Upholstery with HYLA and steam up to 180°C |
| Kitchen and pantry | Oven, hob, hood and filter, cupboards inside, appliances outside | Fridge inside on request, emptied by you |
| Bedrooms and wardrobes | Wardrobes inside and out, mattresses if booked | Walk in wardrobes count as rooms |
| Bathrooms | Glass, tiles, grout with steam, fittings, extractor grilles | Count bathrooms, not bedrooms, when you describe the villa |
| Maid’s room and laundry | Room, bathroom, laundry area, washing machine outside and seal | Part of our scope, mention it when you ask |
| Garage and storage | Floor, shelves, doors, walls within reach | Items moved by you beforehand |
| Glass sliding doors and windows | Glass, frames, tracks and sills, inside and outside where safely reachable | Tracks hold most of the sand |
| Terrace, pergola, BBQ | Floor, furniture, pergola within reach, BBQ and outdoor kitchen surfaces | Pressure washer where the surface allows |
| Artificial grass, pool surround | Grass brushed and washed, pool edge and tiles around it | No garden maintenance, no pool water chemistry |
| Air conditioning | Split units or ducted system: grilles, filters, coil, condensate tray, ducts | Our own technician, same day |
Unit by unit, by our own technician, on the same day as the cleaning. In a villa with split units that means grilles, filter, coil and condensate tray of each unit. In a villa with a ducted system it means the fan coil or air handling unit, coil, condensate tray and drain, the ducts by brush and suction following the NADCA standard method, and every grille in every room.
Where to start is not in doubt. Both Dubai Municipality and the US Environmental Protection Agency point to the coil and the condensate tray first. The EPA, which is cautious about routine duct cleaning, explicitly advises asking the service provider to clean cooling coils and drain pans. Dubai Municipality gives intervals for both, and names sandstorms as a maintenance concern for outdoor air intakes.
Ducts are cleaned when they need it, not on a calendar. NADCA’s own table gives inspection intervals for homes, one year for the air handling unit and two years for the ducts, and cleaning only when the inspection shows a reason. That is how we advise you too: we look first, then recommend.
We ask the right questions before we quote, and set the team size from the answers. Number of floors, bedrooms and bathrooms, furnished or empty, number of AC units or a ducted system, how much glass, and what is outside. With photos of the kitchen, the bathrooms and the terrace, we can plan the day reliably.
If a villa is too large or too full to finish properly in one day, we say so in the quote and plan two, rather than rushing the last rooms.
How a villa day runs
After the summer is the most useful moment. Airborne dust in Dubai peaks in July and August, not in spring. In our own monthly averages from the Copernicus CAMS reanalysis, 09/2022 to 08/2025, PM10 was 170.8 µg/m³ in July and 178.2 µg/m³ in August, against 54.3 µg/m³ in January. A villa with large glass doors and outdoor areas takes more of that than any apartment.
For the AC, the Dubai Municipality intervals above are a sensible baseline: coil every six months, condensate tray more often. Many villa owners combine one of those AC dates with a full deep clean, typically in September or October, and a second before guests or after a long summer away.
Beyond that, it depends on how the villa is used: children, pets, a construction site next door or a house standing empty over the summer all bring the next clean forward.
We clean the villa, inside and the hard surfaces outside. Some things around a villa belong to other trades, and it is better to say so before you book.
Mostly access. Tell us where our vehicle can park, whether there is an outdoor water point and a power socket outside, and register us at the community gate if your community requires it. Leave keys for the garage, the maid’s room, storage rooms and any locked doors to the roof or terrace.
Inside, put away valuables and anything fragile or private, and tell us about delicate surfaces such as natural stone, unsealed wood or a surface that has been treated with a product before. If you have pets, plan where they stay during the day. Empty the fridge if you want it cleaned inside, and clear the garage floor of anything you want cleaned underneath.
We agree one fixed price with you on WhatsApp before we start, and it stays the same on the day. We do not publish a villa price, because two villas with the same number of bedrooms can differ by a whole team.
What moves it: the number of floors and bathrooms, furnished or empty, how much glass there is, the number of AC units or whether it is a ducted system, the size and type of the outdoor areas, upholstery and rugs added to the visit, and how long ago the last deep clean was, especially if a summer lies in between.
By the questions it asks before it quotes. A company that gives you a villa price without asking about AC units, glass and outdoor areas is either guessing or planning to charge more on the day.
Ask three things. Who cleans the AC, an own technician or a subcontractor on another day? What happens outside, and where does it stop? And what if something was missed? Our answers: our own technician, the hard surfaces outside without garden or pool technology, and a photo on WhatsApp brings the same team back.
Villas usually run several AC units or a ducted system with long duct runs. Clean the house without them, and the air spreads dust over fresh surfaces again. Our technician works alongside the cleaning team, so both are done in one planned visit.

Yes. Our AC technician is part of the team, so cleaning and air conditioning fit into one appointment. It is the reason we exist in this shape.
No. Many customers hand over a key or let us in and leave. You tell us how you prefer it when we agree the appointment.
We clean the hard surfaces outside: terrace, pergola, BBQ area, outdoor furniture, artificial grass and the pool surround. We do not do garden maintenance such as cutting or planting, and we do not touch pool water chemistry or the pump.
That is what we plan for: the team is sized so that cleaning and AC fit into one day. For very large or heavily furnished villas we tell you in advance if a second day makes more sense, rather than discovering it in the afternoon.
It depends on the villa. We set the team size from the number of floors, bathrooms, AC units, the amount of glass and the outdoor areas, so the work fits into the planned day. You know the plan before you confirm, including whether the AC technician works in parallel.
Yes. Ducted systems are common in villas, and our own technician cleans them: the fan coil or air handling unit, coil, condensate tray and drain, ducts by brush and suction following the NADCA standard method, and every grille. Split units are cleaned unit by unit.
Yes. A furnished villa takes more planning: we move, protect and put back furniture, and work room by room so part of the house stays usable. Tell us which rooms you need during the day and we plan around them.
Yes. A townhouse is planned the same way as a villa: stairs, several AC units, a small garden or terrace, often a maid’s room. The scope and the fixed price are agreed with you before we start.
Yes, where they can be reached safely from the ground, a terrace, a balcony or a ladder. Windows that need rope access or a lift platform are a job for specialist facade cleaners, and we tell you that when we quote.
