Holiday home cleaning · Dubai
Your turnover crew gets the property ready for the next check in. What it cannot do in a few hours is take the kitchen apart, clean sofa and mattresses, wash down the terrace and clean the AC tray. That is our part: Airbnb resets between guests and a seasonal home deep clean, one team, one fixed price agreed on WhatsApp.
Free and without obligation. No extra charges on the day.

Holiday home cleaning in Dubai covers two jobs: an Airbnb reset between guests when a normal turnover is not enough, and a seasonal home deep clean before the busy months. We do both with our own team, including mattresses, sofas, terraces and the AC on the same visit. Linen, restocking and keys stay with you.
Two bookable jobs, done by the same team: the Airbnb reset and the seasonal home deep clean. Both are planned appointments with a fixed price agreed on WhatsApp beforehand, not an on call service that may or may not turn up between two guests.
The reset covers a gap between guests when a quick turnover will not do, for example after a long stay or a group booking. The seasonal deep clean takes every item in the property in hand, including appliances, cupboards, upholstery, outdoor areas and, with our own technician, the AC.
How a reset runs, in this order
Most hosts need all three, on different rhythms, and only the last two are our work. A turnover is the routine clean after every check out, usually done by your housekeeper or a turnover crew. We do not run a standing crew on call for every check out.
The reset sits between the two: booked for one specific gap, deeper than a turnover, without the full day a seasonal deep clean needs. If a property keeps needing resets, the seasonal deep clean is usually overdue.
| Turnover | Airbnb reset | Seasonal deep clean | |
|---|---|---|---|
| Booked when | After every check out | After a long or heavy stay, before peak weeks | Before the season, after a long vacancy |
| Time window | Between check out and check in | A longer gap, agreed with you | A free day, plus a blocked night for textiles to dry |
| Appliances and cupboards | Checked and wiped | Fridge, microwave and oven inside | Every appliance and cupboard, inside and behind |
| Sofas, mattresses, rugs | Looked at for marks | Vacuumed with HYLA, spots treated | HYLA and steam, extraction where the fabric allows |
| Air conditioning | Filter looked at | Grilles and filter | Grilles, filter, coil and tray by our technician |
| Outdoor areas | Swept | Floor, furniture, glass, door tracks | Washed down, cushions, BBQ, artificial grass on request |
| Who does it | Your housekeeper or turnover crew | The Clean Fox | The Clean Fox |
Before the winter season, and after any long vacancy, which in Dubai usually means once the summer is over. That timing follows the dust and the humidity, not a marketing calendar.
Airborne dust peaks in July and August, not in spring, and a half empty property collects it on every ledge, track and textile. Humidity can leave a musty smell in cupboards on outside walls when the AC was off or set high.
For the AC itself, Dubai Municipality’s indoor air quality guideline advises cleaning condensate trays at least every month, coils and condensate pipes at least every six months, and inspecting the system at least every three months. Guests often run the AC day and night, so put the tray on your maintenance calendar.

|---|---|---|---|
| January | 54.3 | 0 % | High season, resets after heavy stays |
| March | 83.6 | 0 % | Reset after the winter peak |
| June | 107.0 | 40 % | Season slows, plan how the AC runs while empty |
| July | 170.8 | 54 % | Dust and humidity near their highest |
| August | 178.2 | 52 % | Dust and humidity near their highest |
| September | 123.4 | 53 % | Book the seasonal deep clean for late September or October |
| November | 60.6 | 1 % | Season running, AC tray and grilles checked |

There is a permit, but we have not found published cleaning criteria. Holiday homes in Dubai operate with a permit from the Department of Economy and Tourism under Decree No. 41 of 2013 and Administrative Resolution No. 1 of 2020. A DET document that sets a cleaning standard, such as a professional clean after every guest, we could not find. So we do not claim one, and if a company does, ask for the source.
Two other texts are worth knowing. Dubai Law No. 5 of 2025 on public health obliges the owner of a built environment to carry out cleaning on a continuous basis and to keep indoor air quality within acceptable limits. And Dubai Municipality’s indoor air quality guideline, which names hotels and residential buildings in its scope, advises keeping records of maintenance work, stating when and what was done.
For a host, that means a simple log of every reset, deep clean and AC visit, with photos. The photos we send after each job are a ready start.
Dry work, yes. Wet work only if the property has time to dry. Vacuuming mattresses and sofas with HYLA water filtration and treating the surface with steam adds very little moisture, so it fits into a reset. Full extraction of a sofa or a rug does not belong in a same day gap.
The IICRC S300 upholstery standard ties drying time to fibre, fabric, moisture and the temperature and humidity of the room. With the dew point in Dubai above 24 °C in more than half of all hours from July to September (ERA5 via Open-Meteo, 2015 to 2024), the same sofa dries slower than in January. Block a night for upholstery and carpets.
Spills are different. Dubai Municipality advises cleaning and drying liquid spills on porous materials such as carpet within 24 hours, or discarding the material. Ask your turnover crew to blot and report a spill straight away, and send us a photo.
Outside, we clean terraces, balconies, pool surrounds, outdoor furniture and cushions, BBQ areas, glass balustrades and artificial grass. We do not do garden care, and we do not touch pool water, pumps or chemistry.
Hosting is more than cleaning, and the operational parts stay with you or your property manager. Better to know the line before the first booking than at the first check in.
Not part of a reset or a seasonal deep clean
Ask about reliability before price. For a host, the expensive failure is rarely a missed corner. It is a cleaner who does not turn up before a check in, or a different person every time with a different standard.
Ask who actually comes, an own team or whoever a platform finds that day. Ask for a fixed price, not an hourly rate, what happens if a guest finds something missed, and whether the AC can be done on the same visit.
Our answers: our own team and our own AC technician, a fixed price agreed on WhatsApp before we start, and if something on the agreed scope was missed, you send us a photo and the same team comes back.
Access, information and a buffer. Arrange the key or send the door code, book the service lift and any NOC your building requires, and tell us where the vehicle can park. In towers, a late start because of the lift ends up rushed in exactly the places you booked us for.
Leave clean linen and consumables where we can see them, lock away owner items, and send us the check out and check in times plus any known issues: a stain the last guest mentioned, a slow drain, a musty cupboard. If upholstery or mattresses are booked, block a night afterwards so they can dry.
One fixed price per job, agreed on WhatsApp before we start, and it stays the same on the day. We do not publish a rate card, because two holiday homes with the same number of bedrooms can be very different jobs.
These things move the price: the layout, above all the number of bathrooms and the kitchen; reset or seasonal deep clean; the condition after the last stay; how many mattresses, sofas and rugs are included; the outdoor areas; whether the AC is part of the visit; and access, from the service lift to parking and a water point. Photos of the kitchen, bathrooms, sofa and terrace are usually enough for us to quote.
In a holiday home the air conditioning often runs around the clock, and Dubai Municipality advises cleaning condensate trays at least once a month. Our own AC technician is part of the team, so grilles, filter, coil and tray fit into the same appointment as the reset or the deep clean.
See what home deep cleaning in Dubai includesYou get one fixed price before we start, sent to you on WhatsApp. Every home is different, so a list price would either be wrong or too high. Whatever we find on the day, the price stays what we agreed.
Yes. Our AC technician is part of the team, so cleaning and air conditioning fit into one appointment. It is the reason we exist in this shape.
Yes, and for operators with several units. Each property gets its own scope and fixed price, and every job is a booked appointment with a date and time.
Often, yes, if the gap is long enough for the scope. Tell us both times and what needs doing, and we confirm before you book whether it fits. Wet cleaning of sofas, mattresses and carpets we plan on a blocked night, because it needs time to dry.
We do not publish a price list, because the same bedroom count can mean very different work. Your fixed price depends on the number of bathrooms, reset or seasonal deep clean, the condition after the last stay, the textiles and outdoor areas included, the AC and access. Send photos on WhatsApp and you get one fixed price that does not change on the day.
We book each reset as an appointment for a specific gap between two guests, with a scope and a fixed price. We do not run a crew on standby for every check out. Many hosts combine their own housekeeper for routine turnovers with our resets after heavy stays and a seasonal home deep clean before the busy months.
Yes, you do not need to be in Dubai. Arrange access through a key box, a door code or your building, tell us the check out and check in times, and we send photos on WhatsApp when we finish, including anything broken, stained or missing that we noticed.
Yes. We work in Dubai, Sharjah, Ajman, Ras Al Khaimah and Umm Al Quwain, with the same team and the same scope. Tell us the location on WhatsApp when you send your photos, and it is included in the fixed price we agree with you.
