How to Choose a Cleaning Company in Dubai: 12 Checks Before You Book

The short answer

Before you book a cleaning company in Dubai, check twelve things: a valid trade licence, its own team rather than a booking platform, who returns if something is missed, named equipment, a fixed price, written exclusions, furniture protection, insurance, before and after photos, detailed reviews, named products and clear communication.

Search for the best cleaning company in Dubai and you mostly find lists. Many of them are written by cleaning companies that put themselves in first place, and none of them can tell you whether a company suits your home, your building and your job. What can tell you is a short set of questions asked before you pay, and the way the answers come back. This guide gives you twelve checks in the order they matter, and the exact questions to send on WhatsApp. They apply to us as much as to anyone else.

What are the 12 checks before you book a cleaning company in Dubai?

Work through them in this order: the first three show whether you are dealing with an accountable company, the next five whether the job is properly defined, and the last four whether you can trust the result.

# Check What a good answer looks like
1 Trade licence A copy on request, the same company name as the business you are messaging, a current expiry date
2 Own team or platform The company says who comes and employs them directly
3 Who handles a complaint A named process, and the same team comes back
4 Equipment Named machines brought by the team, not “professional equipment”
5 Fixed price or hours One price for a written scope, agreed before the day
6 What is not included A written list of exclusions
7 Protecting your home A routine for floors, furniture and moving heavy pieces
8 Insurance A straight answer on liability cover and how a claim works
9 Photos Before and after photos of what you cannot see yourself, such as the AC coil
10 Reviews Recent, specific reviews and calm replies to critical ones
11 Products Product names on request, and a reason for each
12 Communication One contact, a written scope, building access sorted before the day

How do you check that a cleaning company in Dubai is licensed?

Ask for a copy of the trade licence and read three lines on it: the company name, the expiry date and the licensed activities. The name should match the business you are talking to and the one that will invoice you. The date should be current. The activities show what the company is licensed to do, which is not always everything it advertises.

Be careful with claims that go further than the licence. We have not found a general Dubai Municipality permit or certificate for home cleaning, so a phrase such as “Dubai Municipality certified cleaning” should make you ask which document is meant. Some neighbouring services do need their own approval, and that is where checking pays off.

Pest control is the clearest case. Pest control companies in Dubai need approval from the municipality’s public health pest control section, and Dubai Municipality publishes a list of the companies authorised to work1. Cleaning drinking water tanks is defined as part of the food permit in Dubai’s public health law, not as general cleaning2. If a cleaning company offers either, ask for that specific approval. We offer neither, and our cleaning services in Dubai page says so.

Is the company doing the work, or passing your booking on?

Ask directly: “Are the people who come employed by you?” Many apps and marketplaces are booking platforms. They take your request and pass it to a partner company, so you may not know in advance who will arrive, and the platform is not the one holding the mop. That is not automatically bad, but it changes who is accountable.

The same question matters inside a company. AC cleaning is often handed to a subcontractor, which means a second team, a second appointment and two parties pointing at each other if the vents still blow dust. If you want cleaning and AC in one visit, ask whether the technician belongs to the company. If you are unsure which AC job you need at all, our guide to AC service vs AC cleaning vs duct cleaning sorts that out first.

Check three follows from the first two: who comes back. A good answer is a process, not a slogan. Ours is simple: you send a photo on WhatsApp and the same team returns. Whatever the company, you want to know how you report a problem, how quickly someone answers and whether they return.

What should a cleaning quote in Dubai include?

A written scope, a fixed price and a list of what is not included. Those three lines prevent most arguments on the day.

Equipment (check 4). Ask which machines come with the team. “Professional equipment” tells you nothing. A company that names its steam machine, its vacuum and its extraction unit has thought about which tool suits which surface, and you can look the machines up.

Fixed price or hours (check 5). An hourly rate leaves the final bill open and does not reward efficient work. A fixed price for a defined scope puts the risk of misjudging the job on the company. To give one, a serious company asks questions first: bedrooms and bathrooms, furnished or empty, sofas and carpets, number of AC units, building access, and a few photos. A quote given without a single question is a placeholder. Our guide to what moves the price of a deep clean explains those factors.

Exclusions (check 6). Ask for the list of what is not included. Typical exclusions are facades that need rope access, pest control, water tanks, AC repairs and gas refills, painting and repairs, and stains that are permanent. A company that cannot name its limits will discover them in your home. For a full inclusion and exclusion list, see what a home deep clean includes.

How will they protect your home, and what if something is damaged?

Ask how floors and furniture are protected and who moves what (check 7). Cleaning means ladders, water, hoses and furniture that has to be moved and put back. The answer shows whether the team has a routine: shoe covers, how heavy pieces are lifted rather than dragged, and what happens near delicate surfaces such as natural stone, unsealed wood or a lacquered table.

Then ask about insurance (check 8): whether the company holds liability insurance, roughly what it covers, and how you would report damage. You do not need to read the policy. You want a calm, specific answer rather than “nothing ever happens”.

Tell the company yourself about anything fragile, valuable or already treated with a product. A good company asks before you have to.

How can you tell whether the work was actually done?

By asking for evidence where you cannot see the result yourself (check 9). You can open the oven and look. You cannot look inside an AC unit. Ask whether the technician will show you the coil, the condensate tray and the drain before and after, or send photos if you are not at home. The US Environmental Protection Agency suggests the same kind of check after AC work, including whether “the coil drain pan [is] completely clean and draining properly”3. Dubai Municipality’s indoor air guideline also advises keeping records of maintenance work, noting when it was done and what was done4.

Read reviews for detail, not stars (check 10). Useful reviews name the job and what was done: inside the oven, behind the fridge, the team came back for a shower screen. Look at how the company replies to critical reviews, because that is how it will treat you if something goes wrong. Three detailed reviews spread over a year say more than a row of short five star reviews posted in the same week.

Which cleaning products will they use?

Ask for the product names and why each one is used (check 11). It is a fair question, and it is rarely answered on cleaning company websites. In the UAE, household detergents fall under a national conformity scheme, Cabinet Resolution No. 96 of 2024, which among other things requires allergenic fragrances above 0.01 percent to be declared5. A company that buys compliant products can tell you what is in the bottle.

Be wary of health promises attached to a product or a method. A cleaner cannot measure in your home what a product does to your health, and a promise of that kind is a reason to ask more questions, not fewer. If a company proposes spraying something into your AC ducts, ask what it is: the EPA notes that no chemical biocides are currently registered by it for use in internally insulated air duct systems3. If you have small children, pets or sensitivities, ask which surfaces can be done with steam or water only.

How should a good cleaning company communicate?

With one contact, a written scope and no surprises about access (check 12). Before the day you should know the date, the arrival window, roughly how many people come, how long the job takes and what you need to prepare.

In Dubai, the building is often the hardest part of the job. A company that asks about the service lift booking, the NOC from building management, parking and a water point before the day is likely to handle the rest with the same care. One that discovers them at the gate costs you a morning.

At the end you should get a walk through, or photos if you are away, and a clear way to report anything that was missed.

What should you send a cleaning company on WhatsApp before booking?

Send the same twelve questions to every company on your shortlist and compare how they answer, not only what they charge. Short, specific and unhurried answers are a good sign. Copy the list as it is:

  1. Can you send a copy of your trade licence?
  2. Are the people who come employed by you, or by a partner company?
  3. Who cleans the AC, and is that person part of your team?
  4. If something is missed, how do I report it, and who comes back?
  5. Which machines does the team bring?
  6. Is the price fixed for this scope, or charged by the hour?
  7. What exactly is not included?
  8. How do you protect floors and furniture, and who moves heavy pieces?
  9. Do you hold liability insurance, and how would a damage claim work?
  10. Will I get before and after photos of parts I cannot see, such as the AC coil and tray?
  11. Which products will you use, and can some surfaces be done with steam or water only?
  12. Do you need a service lift booking, an NOC or a parking space from me, and by when?

A company that answers all twelve without hesitation has nothing to hide. You are welcome to send the list to us as well.

Frequently asked questions

What is the best cleaning company in Dubai?

There is no independent ranking, and most best of lists are written by cleaning companies that place themselves first. The best company for your home is the one that passes the checks that matter: a valid trade licence, its own team, a fixed price for a written scope, a clear list of exclusions, named products and a defined way to handle complaints. Send the same questions to three companies and compare the answers.

How do I check if a cleaning company in Dubai is licensed?

Ask for a copy of the trade licence and read the company name, the expiry date and the licensed activities. The name should match the business you are messaging and the one that invoices you. For pest control, which needs Dubai Municipality approval, the municipality publishes a list of approved companies. Water tank cleaning falls under a food permit in Dubai, so ask for that permit specifically.

Should I book a cleaner through an app or directly with a company?

Both can work, but ask who actually does the job. Many apps and marketplaces pass bookings to partner companies, so you may not know in advance who arrives or who is responsible if something goes wrong. Booking directly with a company that employs its own team usually means one point of contact, one scope and one team that comes back if something was missed.

Is a fixed price better than paying a cleaner by the hour?

For a one off job such as a deep clean or a move out, usually yes. An hourly rate leaves the final bill open and does not reward efficient work. A fixed price for a written scope puts the risk of misjudging the job on the company. To quote properly, a company has to ask questions first, about rooms, bathrooms, furniture, upholstery, AC units and building access, and ideally see photos.

What questions should I ask a cleaning company before booking?

Ask who employs the team, who does the AC, what exactly is included and excluded, whether the price is fixed, which machines and products they bring, how they protect floors and furniture, whether they hold liability insurance, whether you get before and after photos of hidden parts such as the AC coil, and how you report a problem afterwards. The full list of twelve questions is in this guide.
