Window cleaning · Dubai
Clean glass in a dusty frame looks dirty again within days. We clean windows the way Dubai dust needs it: wetted first, never wiped dry, then washed and drawn off with a squeegee. The frames, rebates, sills and the sand in your sliding door tracks are part of the job, not an extra. Glass we can reach safely, inside and out. Tower facades we leave to the building.
Free and without obligation. No extra charges on the day.

Window cleaning in Dubai means more than the glass. Mineral dust has to be loosened with water before anything is wiped, or it scratches. A proper job covers the glass inside and outside where it can be reached safely, the frames, rebates and sills, and the sand in sliding door tracks. Tower facades are the building’s job, not ours.
Everything that holds the glass, not only the glass. In a Dubai apartment or villa the dirtiest part of a window is rarely the pane. It is the frame, the rebate where the sash closes, the sill, and above all the track of a sliding balcony door, where sand collects all year.
The order follows from the dust. Dry sand and dust come out of the tracks and corners first, because once they are wet they turn into a paste that spreads. Then the glass is wetted, washed and drawn off, and the frames are cleaned last so that drips from the glass do not land on a clean frame.
How we clean a window, step by step
Because it is ground rock, and rock scratches. Household dust in Europe is mostly textile fibre and skin. In Dubai a large part of it is mineral, carried in from the desert, and wiping it dry across glass acts like a very fine abrasive.
A 2023 study measured the composition of indoor dust in twenty Dubai homes and found calcium as the largest element. The authors link that to the geology of the Arabian Peninsula and to transported dust. In plain terms, what lies on your window sill is closer to fine sand than to lint.
That decides the method. Dust is loosened with plenty of water first, and only then washed and drawn off. A dry duster or a dry paper towel over dusty glass is the most common cause of the fine scratches people later notice in low sun. Once glass is scratched, cleaning does not take that away.
Only the parts that can be reached safely from inside, from the balcony or from the terrace. The outer face of a tower facade, including fixed panes that do not open, is cleaned by the building, with gondolas or rope access teams under the building management. We do not do rope access or facade work, and we do not pretend otherwise.
On a balcony that still leaves a lot: the outside of sliding doors, the balcony side of the windows, the inner face of glass balustrades and the frames. What we do not do is lean over a balustrade, climb onto furniture or ledges, or reach out of an open window to get at the far side of a pane. If a piece of glass can only be reached that way, it is facade work.
If the outside of your windows is the real problem, ask your building management when the next facade clean is scheduled. Booking our visit a few days after it gives you clean glass on both sides.
Because the track is the lowest point of the opening, and every gust that comes through a balcony door leaves its heaviest particles there. Over a summer the sand builds up until the door runs heavy, the rollers grind and the drainage slots in the track are blocked.
Blocked drainage slots matter more than they seem. Water from rain, from cleaning the balcony or from condensation should run out through them. When they are full of sand, it stands in the track instead. From July to September the outdoor dew point in Dubai is above 24 °C in more than half of all hours, so the cold aluminium of an air conditioned room’s door frame can sit below it and collect moisture on the outside.
We vacuum the track dry first, loosen what is caked on, clean it with steam where the material allows, and clear the drainage slots. We do not take doors off their rollers or adjust them. If a door still runs heavy once the track is clean, the rollers need a technician.
Every glass surface in a home that can be reached safely from the floor, a stable step ladder, a balcony or a terrace. The table shows how we treat each one and where the limit lies.
| Surface | What we do | Limit |
|---|---|---|
| Windows, inside | Wet, wash, squeegee, frames and rebates | None, as long as we can reach them |
| Windows, outside | Same method from balcony, terrace or ground | No leaning out, no facade work |
| Sliding balcony doors | Both faces, tracks and drainage slots | No roller repair or adjustment |
| Glass balustrades | Inner face and top rail, outer face only at ground level | No reaching over on upper floors |
| Mirrors | Damp wash and dry with microfibre, edges kept dry | Silvering damage at the edges stays |
| Glass partitions and shower screens | Wash and squeegee | Etched limescale marks stay |
| Conservatories and garden rooms | Walls inside and out, roof glass inside | Roof glass outside only if safely reachable |
Inside, every few months is a sensible rhythm. The outside of a window on a balcony or terrace gets dirty faster, and the best single moment of the year is just after the summer. That is our recommendation, not a rule.
The reason is the dust calendar. Airborne dust in Dubai is heaviest in July and August, not in spring as most people assume. A clean booked in September or October removes the summer in one go. A clean booked in the middle of August lasts until the next dusty week. After a dust storm, wait until it has passed and the wind has dropped before booking the outside.

Most arguments about window cleaning come from expectations nobody set out in advance. So here they are.
Not part of our window cleaning
Watch the first minute. A good window cleaner wets the glass before touching it and starts with the tracks and corners, not with a dry cloth across the pane. If someone wipes Dubai dust off glass dry, the scratches arrive later and quietly.
Ask about the limits. A good provider tells you without being asked what they will not reach and why. A company that agrees to clean the outside of a high floor without rope access equipment, permits and the building’s approval is either not going to do it or not going to do it safely.
And ask what happens if a streak shows the next morning in low sun. With us: send a photo on WhatsApp and the same team comes back.
Clear the window sills and the area in front of sliding doors, and move plants and furniture on the balcony away from the glass. If your building needs a service lift booking or a permit for contractors, arrange it before the day or tell us so we can help. Water and all equipment come with us.
We quote one fixed price on WhatsApp before we start. It depends on the number and size of windows and sliding doors, how much of the outside can be reached safely, the state of the tracks, whether there are balustrades, mirrors, partitions or a conservatory, and whether curtains or a full home deep clean are added. Photos of each window and the balcony are usually enough.
Most of the dust on a window sill lands there from the curtains and the room. Our team steams curtains, wipes blinds and deep cleans the rest of the home on the same visit, so the window does not get dusty again from the inside.

No. Many customers hand over a key or let us in and leave. You tell us how you prefer it when we agree the appointment.
Only what can be reached safely from inside, the balcony or the terrace. The outside of a tower facade is cleaned by the building with gondolas or rope access teams, and we do not do that work.
Yes, every time. Sand collects in the tracks, makes doors heavy and blocks the drainage slots. We vacuum it out dry first, then clean the track and open the drainage slots.
Only where the outside can be reached safely, for example from a balcony or terrace. The outer face of a tower facade, including fixed panes, is cleaned by the building with gondolas or rope access teams. A cleaning team working inside your apartment should not lean out of windows or over balustrades to reach it.
Usually for one of three reasons: dust was wiped instead of washed off, the glass dried in direct sun before it was drawn off, or residue from a product was left on the glass. In Dubai it is often the first. We wet the glass first, wash it and draw it off with a squeegee, then check the glass against the light.
Vacuum it out dry first, with a narrow nozzle. Only once the loose sand is gone should water come in, otherwise it turns into a paste. Then wipe the track, and clear the drainage slots at the bottom so water can run out. If the door still runs heavy afterwards, the rollers need attention from a technician.
Fresh mineral spots, for example from sprinklers or a dripping AC unit, usually come off with careful cleaning. Spots that have been baked onto the glass in the sun for a long time can etch into the surface, and those stay. We test a small area first and tell you what to expect before we start.
Yes, the inner face and the top rail, which is where most of the dust and handprints are. On upper floors we do not reach over the balustrade to clean the outer face, because that is not safe. On ground floor terraces and in villa gardens we clean both faces.
